Renting a massage room means choosing a workplace for your own service. The hourly rate is only the starting point: consider client arrival, turnaround time, available equipment and responsibility for hygiene. Describe your working day before choosing a room

Three consecutive clients once a week create different requirements from daily practice with equipment stored on site. Before making an enquiry, write down your services, hands-on treatment length and the time you need before and after each appointment.

An appointment includes arrival, discussion, changing, massage, finishing and preparing the room for the next person. If you promise sixty minutes of hands-on work, do not assume the whole process fits a sixty-minute rental without an agreed arrangement.

Prepare two or three realistic time blocks and consider whether clients can attend consecutively or leave long gaps. Hourly rental may help you test demand before committing to your own long-term premises. Its usefulness depends on available slots, not just the existence of a room.

Calculate the full block cost, not just hands-on time

Add consumables, laundry or other agreed services, travel, administration and unpaid time to the rent. What remains of your fee is not yet net income: it must also cover business overhead and empty appointments.

A simple model: three whole hours agreed at the published CZK 180 rate cost CZK 540 for the room. With three completed appointments, the room cost is CZK 180 per client. If one client does not attend and you still pay for the full block, it becomes CZK 270 per completed appointment. This illustrates unused time; it is not a statement of Arena’s cancellation terms.

For a longer block, decide how many clients fit without rushing. Saving money by skipping cleaning or handover time is poor planning. Consecutive bookings may reduce repeated journeys if the premises allow the schedule you need.

Massage

Equipment and hygiene: agree who provides each part

Inspect the couch for your work, space around it, lighting, ventilation, privacy for changing and places for clean and used supplies. These are inspection points, not a promise of equipment provided. Match the actual room to the requirements of your service.

For textiles and cleaning, agree who supplies linen, where used items go, who washes them, who cleans the couch and surrounding area, and what suitable products are available. Include anything you handle yourself in your time, travel and price. A vague “everything is ready” does not replace that agreement.

For 2026, the Czech Ministry of Health requires written notification to the relevant public-health authority of commencement, a significant change in the subject or scope, and termination of massage, recovery and reconditioning services no later than the relevant day. Operating rules remain required, but no longer need advance hygiene-authority approval. Clarify your own role and obligations: renting premises does not prove they are handled for you.

Client arrival and Prague location affect repeat visits

Centrum is at Palackého 717/11, Prague 1; Jinonice at V zářezu 902/4, Prague 5. Choose around clients’ actual journeys and test the route at the time they would travel. Do not promise parking, step-free access or waiting facilities without checking.

Before the first visit, give the client an address, time and clear arrival instructions. Agree whether they report to reception, who meets them and whether any separate entry fee applies. Do not infer these arrangements from ordinary gym entries or the rules for external trainers.

Rehearse the client journey: they arrive ten minutes early, are late or go to the wrong branch. They need to know whom to call. Clear instructions reduce improvisation at the door and help the client feel confident about the appointment.

Put booking, cancellation and responsibilities in writing

Before paying, establish how slots are confirmed, whether recurring times can be reserved, who receives payment and what late cancellation means. Separate rental conditions from the conditions you set for your clients. Gym class cancellation terms do not automatically apply to massage room rental.

Cover room handover, faults, damage, forgotten possessions and a previous appointment overrunning. If you need your own oils, tools, storage or changes to the room, ask explicitly what is allowed.

Describe your service within your qualifications and authorisation. Renting inside a gym does not allow you to present massage as physiotherapy or medical treatment. Ask your insurer to confirm cover for your own work in rented premises; the operator’s cover is not automatically your professional cover.
